4.5-Zimmer-Wohnung Neubau Attikerstrasse, Wiesendangen

This 4.5-room apartment offers 91.6 m² of living space in a new building by GESEWO, the cooperative for self-managed housing, at Attikerstrasse 15 in central Wiesendangen (8542). The building has a cork façade and comprises 23 apartments ranging from 1.5 to 6.5 rooms, as well as a small commercial space. Six 4.5-room apartments are being offered.

The listed monthly rent is CHF 2,890, calculated with CHF 200 in ancillary costs. The net rent for the 91.6 m² apartment is approximately CHF 2,690. Ancillary costs are estimated at CHF 200–300 per month. The cost-based net rents are based on the construction cost estimate of July 2026 and will be finalized after the construction accounts are completed. The apartment is available from 1 February 2028 at the earliest; delays are possible.

For each adult, a cooperative share of CHF 2,000 is required, as well as an interest-free mandatory loan amounting to 10% of the apartment’s investment value. For these apartments, the loan is approximately CHF 74,800–77,300. Up to 90% can be financed through pension assets, the third pillar or the mandatory loan fund. No subsidized apartments are available.

Shared spaces and parking

Shared facilities include a lobby with a communal kitchen, a flexible-use room, a winter garden on the top floor, laundry and drying rooms, bicycle and storage rooms, and a large communal garden with a playground. There are 17 underground parking spaces for 25 rental units.

Cooperative living

The building is self-managed by its residents, and active participation in the building association and the start-up group is expected. The occupancy rule sets the minimum number of residents at the number of rooms minus one; half rooms are not counted. A mix of age groups is sought, and families with children are welcome.
