3.5-Zimmer-Wohnung Neubau Attikerstrasse, Wiesendangen

This 3.5-room apartment has 69 m² of living space and a seating area. It is in a new building at Attikerstrasse 15, in the centre of Wiesendangen (8542). The building has a cork façade and forms part of GESEWO, the cooperative for self-managed housing.

The building comprises 23 apartments ranging from 1.5 to 6.5 rooms, as well as a small commercial space. Five 3.5-room apartments are being offered for first rental. Shared facilities include a lobby with a communal kitchen, a flexible-use room, a winter garden on the top floor, laundry and drying rooms, bicycle and storage rooms, and a large communal garden with a playground. There are 17 underground parking spaces for 25 rental properties.

Gross rent: CHF 2,140/month, calculated with CHF 200 in ancillary costs. Ancillary costs are estimated at CHF 200–300 per month. The net rents are cost-based and were calculated using the July 2026 construction-cost estimate; final amounts will be set after the construction accounts are completed. No subsidised apartments are available.

Each adult is required to hold a cooperative share of CHF 2,000. An additional non-interest-bearing mandatory loan of 10% of the apartment’s investment value is required; the stated range for these apartments is approximately CHF 53,900–63,800. Up to 90% can be financed through pension assets, the third pillar or the mandatory-loan fund.

The building is self-managed by its residents, and active participation in the residents’ association and the start-up group is expected. The occupancy rule is the number of rooms minus one as the minimum number of residents; half-rooms do not count. For this 3.5-room apartment, the minimum is two people. A mix of age groups is sought, and families with children are welcome.
