6.5-Zimmer-Wohnung Neubau Attikerstrasse, Wiesendangen

This 6.5-room apartment is part of the new-build development at Attikerstrasse 15 in central Wiesendangen (ZH), developed by GESEWO, Genossenschaft für selbstverwaltetes Wohnen. The building has a cork façade and comprises 23 apartments ranging from 1.5 to 6.5 rooms, as well as a small commercial space.

Apartment 106 offers 117.6 m² of living space and a balcony. The monthly rent is CHF 3,560, calculated with CHF 200 in ancillary costs. The estimated net rent is approximately CHF 3,360, with ancillary costs of CHF 200–300 per month. Net rents are based on the construction-cost estimate from July 2026 and will be finalised after the construction accounts are completed.

A cooperative share of CHF 2,000 per adult is required, as well as an interest-free mandatory loan equal to 10% of the apartment’s investment value; for these apartments, this is approximately CHF 93,400. Up to 90% of the loan may be financed through a pension fund, the third pillar or the mandatory-loan fund. The development does not include subsidised apartments.

Shared facilities include a lobby with a communal kitchen, a flex room, a winter garden on the top floor, laundry and drying rooms, bicycle and storage rooms, and a large communal garden with a playground. There are 17 underground parking spaces for 25 rental properties.

The building is self-managed by its residents, and active participation in the residents’ association and the start-up group is expected. The minimum occupancy is the number of rooms minus one; half rooms are not counted. A mix of age groups is sought, and families with children are welcome.
